Predevelopment Financing

Are you involved with a charter school that is planning construction in the near future?

LISC offers predevelopment financing to charter schools for uses such as architect fees, environmental surveys, site feasibility studies, or other costs that must be completed prior to a construction closing. Predevelopment financing is repaid at construction closing.

Terms: Up to $200,000 maximum loan amount; 0% interest; repayable at construction closing, expected within 24 months.

Construction and Mini-Perm Financing

If your school has a development site that requires financing for new construction or for a renovation, you may qualify for construction financing.

LISC offers charter schools financing for acquisition, construction and leasehold improvements. We have several funds established for this purpose and will work with borrowers to find the fund that best suits their needs.

Terms vary according to project specifics.

Guarantees

Is a conventional lender willing to provide financing for your school's facility but needs a guaranty to do so?

LISC provides guarantees for the following: loan funds, bond issuances and construction loans. Guarantees can mitigate repayment risk and make a traditional lender more comfortable with a charter school transaction.

New Markets Tax Credits

Does your school facility project need a boost of equity that the New Markets Tax Credit program could provide?

LISC's affiliate, the New Markets Support Corporation, is an allocate of federal New Markets Tax Credits, which can provide equity for qualifying community development projects. In 2010, the NMSC received an allocation of $70 million in Tax Credits.
